An expansion joint is an assembly designed to safely absorb movement between two sections of a structure — caused by temperature change, seismic activity, wind, settlement or loading — while keeping the joint sealed against water, air, fire and sound.

A building expansion joint is a deliberate gap between two structural sections, fitted with a cover or seal system that lets those sections move independently without cracking, leaking or losing fire separation. Without it, the forces created by movement would be transferred into the structure, causing cracks in floors, walls and facades, water ingress, and eventually structural damage.
Why structures need expansion joints
Buildings and their materials are never static. Six kinds of movement drive the need for an expansion joint:

How an expansion joint works
An expansion joint spans the structural gap with two functions working together:
- Movement accommodation — a flexible seal, sliding cover plate or self-centring mechanism lets the two sides move apart, together, sideways and vertically.
- Sealing — the same assembly keeps the joint watertight, and where required provides fire resistance, air sealing, acoustic isolation and a trafficable surface.
Systems range from simple elastomeric seals for small thermal joints to large-movement, three-axis seismic covers rated to ASTM E1399 Category IV.
