Expansion Joint Materials: EPDM, Neoprene, Silicone, Metals & Membranes
An expansion joint is only as good as its materials. The seal must flex through millions of cycles and resist weather, UV and chemicals; the frame must carry load; and roof joints must bond to the waterproofing membrane. Here is how the common materials compare.

Why EPDM is the building-joint workhorse
EPDM (ethylene propylene diene monomer) combines excellent resistance to weather, UV, ozone and water with a wide temperature range and long fatigue life — exactly what a building joint seal needs. Its one weakness, poor resistance to oils and fuels, rarely matters in architectural joints. That is why Dseal uses EPDM glands across its floor, parking, wall and roof systems.
Frame & cover metals
- Aluminium 6063-T6 / 6061-T6 — extruded frames and cover plates; light, corrosion-resistant, easily anodised or powder-coated. The industry standard for architectural covers.

Foam sealants
Impregnated open-cell polyurethane foam, faced with silicone, forms a non-invasive watertight seal that bonds to the joint walls without anchors — excellent for facades, curves and inside corners.
Waterproofing & roofing membranes
Roof expansion joints must integrate with the roof waterproofing system. Common membranes are EPDM, TPO and PVC; a weldable joint seal (TPE/EPDM) is heat-welded to the membrane so the roof stays continuous and watertight across the joint.

What material is used in expansion joints?
Most building expansion joints combine an extruded aluminium (6063-T6) frame or cover with an EPDM elastomer seal. Silicone-faced foam, neoprene, TPV and stainless steel are used for specific facade, watertight, economy or heavy-duty needs.
Is EPDM or neoprene better for expansion joints?
EPDM is generally better for building joints: it has superior weather, UV and ozone resistance and a longer service life. Neoprene is a lower-cost general-purpose option with moderate oil resistance.
