Seismic expansion joints separate building sections so they can move independently during an earthquake — absorbing large, multi-directional movement while keeping the joint sealed, safe and trafficable.

Why buildings need seismic joints

In a seismic event, adjacent structures (or wings of one building) sway and displace in different directions and by different amounts. A seismic expansion joint bridges the gap between them with a cover and seal system that can stretch, compress and shear in three axes without failing — protecting the finishes, the waterproofing and, above all, the occupants’ safe egress.

How much movement?

How seismic systems work

  • Metal cover-plate systems with a self-centring bar — a sliding aluminium/stainless plate returns to centre after movement; best for large gaps and flush finishes.
  • Elastomeric / foam-sealed systems — non-invasive watertight seals that stretch and compress; best where watertightness and corners matter.
  • Fire-rated seismic variants pair the cover with a fire barrier to maintain the wall/floor rating across the moving joint.

Choosing a seismic joint

  1. Get the design seismic movement (mm, per axis) from the structural engineer.
  2. Select a system rated comfortably above it — target ASTM E1399 Category IV.
  3. Confirm fire and watertight requirements for the location.
  4. Choose the cover material and finish (aluminium, stainless, bronze).
